What is a transaction coordinator?

A transaction coordinator (TC) is a real estate professional who manages all of the paperwork and deadlines involved in a real estate transaction. They are tasked with monitoring progress from contract execution through the close of escrow. Transaction Coordinators assist in communication between agents, escrow companies, and clients.

What is the benefit of hiring a transaction coordinator?

A transaction coordinator can help reduce the stress associated with managing each transaction. The TC helps the agent move quickly and seamlessly through the escrow and closing process, manage any issues that may arise, keep track of paperwork, and communicate with all parties. The TC acts as a point of contact to address any questions you have throughout the sale. Your TC will also insure your file is compliant with state regulations and frees up your time to allow you to grow your business, focus on buyers, market your listings, and minimize your workload.

Will you have contact with my clients?

This is completely up to you! The TC typically reaches out to clients regarding the review and signing of documents. You are always CC’d on all communication.

Do you have a cancellation fee?

No, we do not. If the file doesn’t close, there is no cost to you!

Are my files secure and confidential?

We do not share your information with anyone other than your broker. We keep your files on cloud servers that are very secure and abide by strict guidelines. Unless you grant us permission, your files will be kept confidential.

How will I know what is happening with my transaction?

Your TC will be in constant communication with you. For our Platinum clients, you will have 24/7 access through our online transaction management system.

My Broker has specific forms they require. Will you make sure these get signed?

Yes, however you will need to forward these to your transaction coordinator.

I already have an assistant. Can I still use a transaction coordinator?

Absolutely! Many agents find that using a TC in conjunction with an assistant helps relieve the assistant of any extra work that may become overwhelming. We are assistant friendly!

Is there anything that a transaction coordinator will not do?

A transaction coordinator will never review or draft escrow instructions, negotiate repairs, or negotiate any part of the contract. The TC will only draw up addenda or request for repairs if the agent provides SPECIFIC verbiage.
